“Remodeling Experience”
The Experience
takes you through the entire Pre-construction Phase of your project.
All the design, drafting, specifications, budgeting, scheduling
and long lead-time items are identified, approved and ready to order.
• Client and/or Designer contacts Remodeling by Wardell.
• Remodeling Director schedules onsite meeting with the Client
and Designer to review and discuss the project.
• A comprehensive “Scope of Work” is drafted and
distributed to define and clarify the project.
• At this point a preliminary budget is compiled to guide
the team in decision making and value engineering for the project.
• A preliminary budget meeting is scheduled with client and
designer to review the numbers and schedule.
• Upon agreement of the “Scope of Work” and preliminary
budget, a Preconstruction Agreement is presented to the client for
approval.
The Preconstruction Agreement moves the project to the next
phase, drafting & engineering for permit submittal, specification
selections
and approval, construction schedule, Construction Budget.
• Project specifications template meeting with Client and
Designer to review All necessary project selections.
On a separate Project track, the drafting and permit process begins
with the Designer/ Draftsperson.
• Engineer selection, contract approved and begin engineering
plans. (if required)
• Complete package and submit for Design Review Board approval.
(if required)
• Permit application, fee structure, drawings and required
municipality forms complete for submittal.
• Plan check review process and corrections completed and
resubmit. (if required)
• Permit approved for General Contractor to pull.
• Subcontractors / vendors identified for the desired project
specifications.
• Subcontractor jobsite walk through scheduled and Request
for Proposal documents distributed.
• Create project construction schedule, including lead time
milestones as required.
• Construction Budget Report compiled with all categories
identified.
• Review final Construction Budget Report, specifications
and schedule with Client and Designer.
• Yes! Clients decision to proceed with the project and specifications.
• Construction contract review and final approval.
• WB job start: Neighbor letters, enter CBR etc.
• Trade Partner commitment confirmed & order all “lead
time sensitive” materials and components
• Plan and schedule project start date |
